Vice President, Treasurer
Recruited to improve corporate finance function of an S&P 600 Small-Cap growth company. Supervised all treasury and finance responsibilities including capital raising, liquidity management and financial planning and analysis. Instrumental in charting company’s liquidity during challenging residential homebuilding economic climate. Worked extensively to communicate financial strategy and operating performance to lenders, investors and rating agencies. Subsequently appointed to VP Finance role for all land acquisitions, off-balance sheet financing structures and joint ventures.
• Improved liquidity position significantly by renegotiating $850 million credit facility, issuing $150 million of high-yield bonds and raising $80 million of equity through follow-on offering.
• Implemented detailed financial forecasting procedures to accurately measure community-level gross margin, net contribution and divisional operating performance. Created consolidated cash flow analysis, individual project ROI and subdivision walk-away analyses. Incorporated key operating metrics and SWOT analysis into the 6Q forecast and five-year strategic plan.
• Reduced real estate inventory carrying amounts by upwards of $200 million through streamlined community-level lot purchase cash flow tracking procedures.
• Evaluated and obtained executive approval for more than 60 land and lot acquisition proposals totaling more than $140 million. Negotiated terms with land sellers, joint venture partners and lenders.
