Real Estate / Construction Executive


2009 - Present: Owner, Consulting Company

Entity was formed to provide real estate, construction, and general business operations consulting services. Contracted with the owner of a GIS (Geographic Information Systems) software/consulting company and his real estate investment company. I provide operations management consulting for the GIS company and investment management for the real estate company. The owner requested I focus on organizational structure, process flows, procedures, financial reporting, and marketing planning/strategies. The ten (10) investment properties he owns required updating leases, verifying expense records, and reviewing mortgages. The investment real estate software PlanEASe was purchased for the purpose of organizing each properties financial profile. Improving occupancy on several properties has been a priority.


Residential Development Company

President 2000-2005

Ownership created this position to oversee the residential companies. I was also given the opportunity to take a small ownership position. The three (3) companies that comprise this division are a residential development entity, a construction entity, and a home building operation. Each company had a manager that worked with me to accomplish the objectives of these companies.

The residential development entity currently has Eleven (11) subdivisions in various stages of development with over 4200 zoned lots. The entity・s customers are production and custom home builders along with individual lot purchasers.

The construction entity is a sitework construction company that serviced both residential and commercial site construction requirements.

The homebuilding entity is a semi-custom production company focused on empty nester, move-up single family, and luxury homes most of which are built within the development entities subdivisions.

Upon relinquishing my day to day commercial responsibilities in 2005 as then Vice President of ownerships office/retail commercial development company the CEO asked I continue involvement in operations for the construction and maintenance divisions. I completed those responsibilities in 2008.

My major focus upon joining the residential entity was to increase the emphasis on branding and marketing for our new custom subdivisions. Four (4) custom subdivisions were opened in 2005 and 2006. Individual subdivision marketing plans were developed and implemented in a collaborative effort with our marketing/sales staff.

Commercial Development Company

Vice President 2000-2005

I joined the commercial entity after receiving an offer from ownership to manage operations for the office/retail commercial development and construction company. I recruited by the CEO and Chairman of the ownership entity.

Development and construction services had generally been used for the benefit of internally owned income producing investment property buildings such as Type I, II, & III industrial buildings, retail strip centers, and Class A office buildings/tenant improvements. Systems to manage these and future third party projects were in need of updates. During the first few years, I lead managers as they developed and expanded their use of Timberline accounting/cost controls, Timberline Project Management, Microsoft Project, AIA contract document preparation, safety manuals/procedures, and operating manuals/procedures. As a result of these improvements, they have been successful in obtaining contracts with third parties for facilities such as banks, restaurants, retail, industrial, and office tenant improvements.

Internal development and building projects include those for retail, hotel, conference center, industrial, and office users along with supporting tenant finish and building maintenance services. I also managed several commercial property associations within these developments. I was responsible for the development of a 50 acre commercial/retail project at a major out of state interchange. I represented the company interests concerning their part ownership in a Hilton Garden Inn and Conference Center which anchors this project. Wal-Mart recently opened a new store on 25 acres of this project.

I also developed income and investment analysis formats which gave our management group more detailed information to determine Internal Rates of Return on our proposed investments. I updated these during negotiations with industrial tenants and after new leases were executed. I used a customized Excel proforma for preliminary analysis and also Argus for more detailed reports. I was responsible for coordinating all lease and purchase agreements within a local retail project.

In January of 2005 I accepted ownerships offer to be President of the residential development entity.


Home Building Company

President 1997-2000

I joined this entity, a full service development company, as President of this recently started residential company. I was asked that I reorganize the existing company, develop a business plan for their approval, and advise on a plan of action for existing projects. Existing projects included single family custom homes, urban townhomes, and upper end golf course villas.

During my time at this entity, I restructured the organization, introduced a customer service program, revised margin expectations, hired local industry leaders in marketing/sales and construction management, started development of a strategic operating plan, developed new products, and worked with the development division on proposed new projects.

Upon my resignation, the company was meeting margin expectations, financially profitable, and organizationally stable.


Consulting Company

Owner 1997-2000

I started my company to provide consulting services for real estate development and construction management. Clients included a retail developer, construction management firm, and local entrepreneur. I further developed my sales and marketing skills by assisting the local entrepreneur with business development in an unrelated field.
I made over five hundred contacts to industrial and Fortune 500 companies to promote two products. I maintained these contacts on contact management software from ACT. I also continued development of basic skills in Word, Excel, and Microsoft Project.


Development / Construction Company

Executive Vice President 1979-1996

I entered the company in a field supervisor position with the residential custom home division. In 1979 the company acted both as a custom homebuilder and as an operating company for various real estate entities.

In 1982, acting as a Project Manager, I began focusing on multi-family, high-density residential and commercial projects. For the next several years I was Project Manager on both residential and commercial downtown restoration projects as well as developing several suburban office buildings for small growth companies. I also assisted in the marketing of lease space in an office building the company developed.

In 1985, as Vice President of this emerging commercial division, I focused on developing management systems that would assist in my ability to monitor a project status as I expanded project managers and field supervisors. By 1987 a revised cost control system was in place along with a procedure manual.

In 1986, I was promoted to Executive Vice President along with an ownership interest. I facilitated and helped implement the company・s first business plan. This three-year plan focused on all divisions (land development, residential custom homes, and commercial). This plan was again updated in 1989. The result of this plan helped us divisionalize our $10 million dollar company and begin to focus our organization on a path to establishing the company・s ability to operate independent from affiliated development entities.

I focused part of my time on assisting with business development and working with the realty corporation・s sales agents to service our client・s real estate needs. The commercial division was essentially selling a real estate investment and our success depended on the ability to assist our client with investment analysis and the development process.

Assisting the company with the development of more than thirty-eight various projects during the 1980・s/1990・s gave me experience in land acquisition, feasibility studies, cash flow analysis, investment return analysis, real estate brokerage relationships, owner/architect relationships, budgeting, bid packaging, and construction management.

I completed my CCIM (Certified Commercial Investment Manager) in 1989 after more than five years of required course study, demonstration reports, transaction requirements, and testing. This is the most prestigious commercial designation given by the Realtors National Marketing Institute for commercial real estate professionals. This provided me the skills necessary to help clients evaluate real estate investments.

By the end of 1989 the commercial real estate and banking recession was underway in our area. Upper end housing also slowed dramatically during 1990. We were forced to reduce staff in the commercial project management division and the custom housing division. We consolidated both operations. By 1993 growth was again strong in both residential and commercial projects. Medical projects continued to be one of our strongest commercial expertises. Seven (7) medical buildings and one (1) assisted living retirement center were constructed between 1989 and 1996. We also completed several show homes with project costs in excess of one million dollars.

In 1994, investors from a large general contracting firm capitalized the company through stock purchases to expand into production housing. I continued my responsibilities for operations, construction management, and business development in commercial and custom housing through 1995. We did over $10 million in these two divisions during 1995.

Sales Associate-Residential Brokerage

Joined one of the largest real estate company・s in the state with the encouragement from a family friend who was named manager of a new sales office. The company offered an excellent sales training program and I succeeded in selling $1.4 million dollars of residential real estate in my first year with this company. A no-growth policy in our offices town along with a national decline in residential activity in 1979 caused me to look for other opportunities.
