Executive Job Description | THE POSITION In this newly created position, the Senior Vice President of Operations will take a leadership role in driving company revenue growth and profitability in alignment with the vision and direction of the CEO, to whom he/she will report. Based in Atlanta, this person will oversee operations, from an asset management perspective, for 25+ full service and Marriott focused-service hotels, by working closely with brand and management companies. Key goals of this person include increasing RevPar penetration and NOI margins, at an efficient capital cost. The Senior Vice President of Operations will be a source of systems, new ideas and creativity to dramatically improve performance and solve business problems and should be capable of accepting additional challenges as the company continues to grow.
Specific to this the Senior Vice President of Operations will: Work closely with management company representatives in reviewing key metrics, systems, programs and processes to ensure revenue and NOI are maximized. Ensure management company benchmarks are set appropriately, monitor those benchmarks and redirect management company execution with corrective recommendations as needed. Assess general managers and other hotel management, with a goal of retaining the best. Assist in hiring and overseeing the activities of new corporate staff including three asset managers plus one or two capital expenditure staff. Review and modify initial operating budgets/forecasts and ten-year capital plans. Ensure renovations, repositionings and rebrandings are completed on time and on budget. Assess, develop and implement value enhancement opportunities. Significant travel time in the field is a requirement.
THE PERSON The successful candidate will be a collaborative, strategic thinker that maintains a hands on approach with a passion for achieving extraordinary operating results both financially and through exceptional guest experiences. This person must be inspired to apply his strong operations experience within an investor/asset management platform, where achieving results and change requires educating, sharing best practices and persuasion of various management companies. The successful candidate will have: 10+ years of increasingly responsible multi-unit full and select service hotel portfolio management and history of achieving results and exceeding goals. Demonstrated expertise/experience with major brands including Hilton, Marriott, and IHG full and limited service properties. The candidate will be able to leverage his great brand references in (re) negotiating PIPs. A verifiable track record of successful property turn-arounds, repositioning and renovations; and increasing revenue, RevPAR penetrations and margins. Obvious personal leadership abilities recognized at all levels of their current organization. Be seen as a problem solver and leader with a systematized approach to operations, solutions and ideas who engages the management companies in open and creative operational discussions. A sense of urgency and the ability to excel in a fast-paced, non-bureaucratic entrepreneurial organization. Upbeat, open communication skills, a person known to bring humor, and high energy to business and community arenas. This person should be recognized as a detail-oriented self-starter. Recognition within his/her current company and the industry as a person of the highest integrity, ethical grounding and professional bearing.
